Learn More About 15,000 Acre Conceptional Plan Tonight

May 11, 2011

Escambia County residents can learn more tonight about a detailed long-term conceptional plan for thousands of acres.

As part of the county’s adopted Optional Sector Plan, the Detailed Specific Area Plan encompasses approximately 15,000 acres of land north of Interstate 10, south of Barrineau Park Road and west of Highway 29. It is a long-term conceptual planning project aimed at encouraging orderly, logical growth and economic development in north Escambia County that will incorporate road networks, parks, schools, commercial and residential projects.

Residents are invited to a long-term conceptual planning meeting on the Detailed Specific Area Plan from 6 to 9 p.m. Wednesday at Ransom Middle School, 1000 West Kingfield Road.

The meeting will be host by Escambia County Development Services, in conjunction with the Massachusetts-based engineering firm Vanasse Hangen Brustlin, Inc.

“Why have the meeting on a wednessday night, when many people who care are in Church?”

My thoughts exactly! This isn’t the first time that the county has scheduled important things on a Wednesday evening when a good segment of the population attends church.

Good luck and I hope any favoritism is kept to a minimum. A couple of things I’d do:

    1. Although the plan is looking at the near future, keep in mind what it could be like in 50 to 100 years and allow for some flexibility.
    2. For neighborhood services (grocery stores, drug stores, etc.) think community based. Don’t separate uses to the point everyone has to use a car to get around.
    3. Consider transportation alternates; as density goes up, areas relying only on automobile traffic will become clogged down over time. Plan ahead for these alternatives for there are limits to how many roads can be built, and a diminishing return on road widening for increased traffic volume.
    4. In retail developments, no incentives to corporate retailers to come in. If the market is there, they will come. Think of the impact fees paid in the Orlando area and then think about the growth rate they have any way. Incentives should be toward new businesses, especially locally owned. That is where real job growth is located, and they typically have better paying jobs. This applies to business areas as well.

I wonder why they are having the meeting at Ransom as opposed to an area in the Molino/Barrineau Park area such as Molino Park School.
